The 416 on Lake Hamilton is a privately owned lakefront home on Lake Hamilton in Hot Springs, Arkansas. It's a 4-bedroom, 3-bathroom house that sleeps up to 10 guests, with direct dock access, multiple indoor and outdoor gathering spaces, and a full-size kitchen.
The home was renovated and is maintained by the Randel family, who designed it for the kind of multi-family, multi-generational stays where everyone has room to spread out and come together. Guests regularly tell us the photos don't do it justice, particularly the wall of picture windows in the sunroom looking out over the lake.
The maximum occupancy is 10 guests. This includes adults and children. Infant guests in a crib or Pack 'n Play do not count toward the occupancy limit.
Yes. The 416 is also listed on other major booking platforms. Booking directly here gets you the same home, the same hosts, and the same nightly rates, with no booking or service fees added and a direct line to us.
Past guests can join our Preferred Guest Program, which offers a family rate on direct bookings, typically 5–10% depending on the season. Visit the Preferred Guests page to learn more and join.
The 416 has four bedrooms:
There are also sofa sleepers for additional guests. All bedrooms have closet space and fresh linens are provided.
Good to know: The twin-bed room (Bedroom 4) is accessed through an adjacent bedroom. This works well for families with younger children sharing rooms, but may not suit all group configurations. If bedroom privacy matters for your group, just message us before booking and we can help you think through the layout.
Yes. All beds are made up with fresh linens, and bath towels, hand towels, and washcloths are provided for every guest. Beach towels are also available for use at the lake. You don't need to bring any of this.
Yes. A crib, a Pack 'n Play, and a booster chair are all available at the house. Infants are not counted toward the 10-guest occupancy limit. Just let us know in advance so we can make sure everything is set up before you arrive.
These times allow our cleaning team to turn the home over properly between stays.
Early check-in and late check-out are occasionally possible depending on the reservation schedule around your stay. They're never guaranteed, but we're happy to check. Just reach out a few days before your arrival. When it works, we're glad to accommodate it.
The home uses a keyless entry system. You'll receive your access code and detailed arrival instructions before your check-in date. Arrival is self-guided, so you can come in on your own schedule once the 3:00 PM window opens.
Anyone. Direct booking is open to all guests, whether it's your first stay or your fifth. Every direct booking starts as a request, which we review personally before confirming.
Yes, and we'd love to welcome you. Choose your dates and send a booking request. Tell us a little about your group and how you found us, especially if a past guest sent you our way.
No booking or service fees are added, and you get a direct line to the hosts. If something comes up before or during your stay, you're texting or calling us, not a customer service queue.
Past guests can also join our Preferred Guest Program for a family rate. See the Preferred Guests page.
Direct bookings are processed securely by credit or debit card through our booking platform. Your card is charged in full once your booking is confirmed: when we accept your request, or for Preferred Guests, when you approve your family rate.
No security deposit. Instead, a $500 pre-authorization is held on your card one day before arrival and released within seven days after departure. It's not a charge, just a hold.
We understand that plans change. If something extraordinary comes up outside these windows, reach out and we'll do our best to work with you.
Yes. All direct bookings include a short rental agreement covering occupancy, house rules, and liability. You'll receive it as part of the booking process. Key terms are also summarized in the House Rules section below.
Yes. Our minimum stay is 2 or 3 nights, depending on the season. The calendar will show the minimum for your dates.
The kitchen is one of the things guests comment on most. It's fully stocked and organized, and cabinets and drawers are labeled so you're never hunting. You'll find:
Groceries are not provided, but a Kroger is walking distance and a Walmart Supercenter is about a mile from the house.
The house is set up to work for everyone from toddlers to teenagers, which is why so many of our guests are multi-generational groups.
Yes. The home has Wi-Fi throughout. Access credentials will be in your arrival information.
Yes. A washer and dryer are available, and laundry detergent is provided.
Food and beverages, of course. Beyond that, not much. The house is well-stocked. A few things worth packing based on guest experience:
The 416 has a private dock directly on Lake Hamilton. Guests can fish from the dock, swim, tie up a boat, or launch the kayaks. There's a small island you can paddle to, and guests mention it regularly as a highlight of the trip.
Yes. The dock can accommodate a boat, including a large wake boat. The circular driveway has plenty of room for a vehicle with a trailer plus several additional cars.
For launching, you have two options:
Yes. There are several marinas on Lake Hamilton that rent boats and other watercraft. We recommend Hot Springs Marina, which is less than a mile down the road from the house, a quick drive or a short trip by water.
We don't provide fishing gear or tackle, so plan on bringing your own or picking it up locally. The Walmart Supercenter about a mile from the house carries everything you'd need (rods, tackle, bait), and you can also purchase a fishing license there.
Lake Hamilton is a popular recreational lake and guests swim from the dock regularly. Use of the dock and lake amenities is at guests' own risk. Life jackets in all sizes are provided. Please supervise children near the water at all times.
Heads up: The path from the house down to the dock is a hill. Most guests of all ages make the walk easily and regularly carry kayaks up and down without issue. However, the path is not wheelchair-accessible and may not work for guests with significant mobility limitations. If this is a concern for your group, just ask us before booking and we can give you a better sense of what to expect.
Yes. Life jackets in multiple sizes, including children's sizes, are provided for all guests.
The 416 is located at 416 Lake Hamilton Drive in Hot Springs, Arkansas, on Lake Hamilton. The neighborhood is quiet and residential. You're on the lake, but nothing feels remote.
About 10–15 minutes by car. Central Avenue (the main strip with restaurants, the Bathhouse Row historic district, and shops) is a straight shot up the road. Many of our guests split their time between the house and exploring downtown.
Yes. The house has a great view of the Lake Hamilton fireworks show from the deck and dock. The 4th of July is one of our most popular booking periods, and it tends to fill early.
Yes. Hot Springs is not walkable in the traditional sense, and while a few things are within reach on foot, a car is strongly recommended for getting around town, exploring the national park, and reaching restaurants and activities beyond the immediate neighborhood.
Service animals are always welcome and aren't considered pets. A quick heads-up before you arrive is appreciated, but not required. Pets are not permitted unless specifically approved in writing before your arrival. If you'd like to bring a pet, reach out before booking and we'll let you know whether it's possible for your dates. Unauthorized pets may result in termination of the stay without refund and additional cleaning charges.
No. Smoking, vaping, and use of controlled substances are not permitted anywhere on the property. Violations may result in additional remediation fees or termination of the stay.
The 416 is a residential home in a quiet neighborhood, and the rental agreement prohibits parties or unauthorized events. We welcome groups (family reunions, milestone birthdays, friend trips), but this means gathering within your booked guest count, not hosting additional people not included in the reservation. Quiet hours are 10:00 PM – 8:00 AM.
No. The maximum occupancy is 10 guests and this limit must be respected. Exceeding it is a violation of the rental agreement.
We ask that you let us know about any damage or maintenance issues during your stay. Normal wear and tear is expected; damage beyond that is the guest's responsibility. We'll provide an itemized statement for any charges.
The simplest thing is just to tell us. Things happen. We're reasonable people, and the relationship works better when we know what's going on.
The interior of the house is on one main level with an additional lower level, but the property was not designed for wheelchair access.
The path from the house to the dock is a steep hill and is not wheelchair-accessible. Guests with mobility limitations should consider this carefully before booking. We want everyone to have a great stay. If you have specific questions about what the property does or doesn't accommodate, please reach out before booking and we'll give you an honest picture.
The 416 is owned and cared for by the Randel family: Bill, Kathy, Joe, and Sarah. The house was our family's home for decades before we began sharing it as a vacation rental in 2022. Kathy is our “Quality Control Inspector,” and the one who had the idea to label all the drawers, which guests love. Bill manages the property day-to-day, so you may well meet him in person. He also leads wildflower hikes through our local Master Naturalists chapter and has opinions about which trail to walk in which month. Joe handles bookings and is usually the one answering your messages. Sarah runs our social media, so if you've seen The 416 online, that's her work.
You'll find a handwritten welcome note from the family when you arrive, a small thing that guests mention more than you'd expect. Many of our guests come back year after year, and they've come to feel like extended family.
Very. Rapid response to questions and issues is something we take seriously. Across 150+ reviews on Airbnb and VRBO, responsiveness is the thing guests mention consistently. If something comes up before, during, or after your stay, you'll hear from us.
Yes. You'll have a direct contact number and can reach us by text or call throughout your stay. We're local and reachable, not an absentee management company.
Yes. Past guests can join our Preferred Guest Program for a family rate on direct bookings and a direct line to us. Visit the Preferred Guests page to join.
